The design and build process can be a daunting prospect whether it’s your first or tenth time. We are here to make that process much simpler and straight forward for you. See our design process below, along with pricing structure.

  • The first step in our design process is the initial consultation and design brief. This is an opportunity for us to gain a clear understanding of your project, lifestyle, and aspirations for your new home. Together, we will explore your needs, wants, preferences, and priorities, helping to establish a strong foundation for the design journey ahead.

    Budget is also discussed at this stage. Rather than treating it as a target, we use it as a guide to help shape a design that aligns with your expectations while remaining realistic and achievable.

    This stage also includes a site visit, either as part of the initial consultation or as a separate meeting. Walking the site allows us to better understand the unique characteristics of the property, consider opportunities and constraints, and discuss ideas within the context of the environment the home will ultimately occupy. This site visit also allows us to assess the property's contours, existing features, and site constraints. This helps determine whether additional information, such as a topographical survey, may be required before design work progresses.

  • This is where the ideas discussed during the consultation stage begin to take shape. Drawing on the design brief, we develop an initial concept that brings together your requirements, preferences, and aspirations into a tangible design solution.

    You will be presented with preliminary floor plans and elevations, giving you the opportunity to review the design in your own time before we meet again to discuss feedback and refinements. This collaborative process allows the design to evolve, whether that involves minor adjustments, changes to room layouts and proportions, aesthetic refinements, or exploring alternative design directions.

    The concept design stage is an important part of the journey. Often, it is just as valuable in identifying what doesn't suit your lifestyle or vision as it is in confirming what does. Through open discussion and refinement, we work together to develop a design that feels right for you and your home.

  • Once you are happy with the concept design, we move into the developed design stage. During this phase, we refine the design in greater detail, incorporating the products, fittings, finishes, and design elements that will help shape the final outcome of your home.

    The developed design package typically includes detailed floor plans, elevations, sections, site information, schedules, and realistic visual renders, providing a comprehensive representation of the project. Where required, drawings will also be supplied to an engineer to allow any necessary structural design work to be completed.

    With the developed design package complete, you can begin obtaining pricing for the project. You are welcome to engage a builder, housing company, or contractor of your choice, or we can assist by connecting you with trusted industry professionals and facilitating introductions where required.

    Using the developed design documentation, contractors can prepare more accurate pricing and specifications, allowing you to better understand project costs and make informed decisions before progressing to the next stage.

  • With the design finalised, we prepare the detailed working drawings and supporting documentation required for building consent. This includes all plans, construction details, specifications, engineering information, and supporting reports necessary for Council approval.

    Once complete, the consent application is lodged and we manage the process through to approval.

  • Construction is often the most exciting stage of the journey, as ideas and drawings begin to take shape in the real world. Throughout the build, we remain available to support you, your chosen contractor, and the project team, helping to ensure the design is delivered as intended.

    Whether it's answering questions, assisting with design decisions, or helping to resolve unforeseen site challenges, we work collaboratively with everyone involved to help create a smooth and enjoyable building experience.

FEE STRUCTURE

Every project is unique, and we understand that clients have different preferences when it comes to fees and invoicing. We offer both fixed-fee and hourly-rate options and are happy to discuss which approach best suits your project.

Whether you prefer the certainty of a quoted fee or the flexibility of an hourly-rate structure, we aim to provide clear, transparent pricing throughout the design process. Invoicing frequency can also be tailored to suit the needs of the project.

ADDITIONAL APPROVALS & CONSULTANT COORDINATION

Every project is unique, and some developments may require additional approvals, reports, or specialist input beyond the standard building consent process. Depending on the site and scope of work, this may include resource consents, geotechnical investigations, wastewater design, surveying, or other consultant services.

In some cases, these requirements can influence aspects of the design itself. However, they are typically identified early in the process, allowing them to be considered and incorporated as the design develops.
